House owner different and land owner different who is nomore and house owner wants to take land on his name

Sir,
I am a owner of a house which is situated on the land whose owner is dead 25 years back. Nobody is claiming the land. How can I get it transferred on my name? Last 25 years I am paying land revenue for the owner. Please guide me.
