Need Advice -Having trouble with tenant

Respected Sir ,
I rented out my property for a person about 6 months ago and the agreement was for 24 months period .I have not received rent for past 3 months .this person is connected with the opposition party of the state .he is not answering my phone calls and if we ask to vacate,his wife is asking where will we go now .to vacate these people from my house immediately what actions I have to take .I m afraid that the legal process may take a very long time and money .please help me to vacate them legally without any problem .

Dear Arunachalamm, you have to issue notice under Section-15 of Rent Control Act. Such notice should be for 90 days. If the tenant fails to pay the entire arrears within 90 days from the receipt of the said notice, you can file a suit for the recovery of the arrears of rent as also possession of the premises. Thereafter, if the tenant does not pay the arrears of rent and permitted increases, together with simple interest on the amount of arrears at 15 per cent per annum, within 90 days from the date of service of summons of the suit and also does not pay the arrears or tender in court regularly such rent and permitted increases till the suit is finally decided, you will be entitled to decree in eviction. But if the tenant complies with the notice within 90 days or deposits in court the arrears of rent and permitted increases together with simple interest at 15 per cent per annum within 90 days, the court cannot pass any decree for eviction.
