My father passed away few years ago. There were 5 properties and my mother wishes to allocate between me and my sisters.

Property 1: Owned by father, to be passed to sister 1

Property 2: After the death it is in the name of my mother and myself, to be owned by me with life interest of my mother.

Property 3: Owned by my mother, to be passed to sister 2

Property 4: Owned by my mother, she will retain it

Property 5: Owned by father, to be passed on to me.

Please let me know what kind of deed is required as i am not sure if we need to go for partition deed or settlement deed. And also please let me know if the deed can be executed directly or should the properties be transferred to my mother and she should execute the deed.
