My Father is in possession of 2500 sqft of property in thane since 1970. His name is reflected in the property card as structure owner. In 1970, a person claiming to be owner of the land asked my father to construct the property and pay him rent. Accordingly my father constructed the property and started paying him rent. After paying rent for 5 years. My Dad agreed to pay the rent only if he was ready to give him the rent receipt, for which the claimant refused, thereafter he stopped paying him rent.

He made the property card, in which his name was incorporated as the structure owner, and that my father did unauthorised construction. there is lot of land of the actual owner, but he is not aware of the land holdings. Thereafter one person had fraudulently put his name in 7/12 extract as the owner of the land, by making false sales deed claiming purchase from the original owner. He did come demanding for rent, but my father refused to pay him the rent. This person has died recently, but his son is now threating legal action claiming that he is owner of the land, and demanding rent for the property. he has entered his name as the property owner in he property card. My father has paid all the taxes since more than 40 year for this property, all this years, all the bills are registered in his name, eg electricity, water, municipal taxes, he has been paying the taxes when the area was a gram panchayat. kindly advise on this would be greatly helpful. Please let me whether we can have any claim to the property.
