Seeking advice on a property sale agreement

I own a house at Chennai. I am the owner of Ground floor alone. First floor was owned by relative and he sold his part to a banker about 4 years back. I could not maintain the tenant for my Ground floor portion as there is always nuisance from First floor tenant. First floor owner always quoted high for his first floor to the potential buyer and many withdrawn of his prices. Recently I signed a sale agreement for my ground floor house with UDS to a person who is a producer of an upcoming film/ Advocate / reality business. He gave 2 cheques as advance payment, both bounced back with no enough balance in his account. The original agreement is with the person. he has collected the copy of all documents related to the house. I understand that he has given a wrong address in the sale agreement, where he was staying until 2 months back. Now we try to contact him, he is not answering our phones, while it is ringing. How to go about it further. Please advise.

Publish in the news paper to stop further sale of your property.

File 420 case in your local p.s.

Fill the cheque amount and present in your bank.

If checks are bounced file a case under N.I.ACT after issuing notice to the last known address.
