LAND PURCHASE-AHMEDABAD

Sir, have purchased land admeasuring 1000 sq yard from developer way back in 2007 at particular rate + fixed development charges, which was under jurisdiction of GANDHINAGAR, Gujarat and documents were received consist of 1) payment receipt, share certificate, allotment letter and possession letter on letter head.He developed the land by constructing boundry wall and then plotted the land. Initially he formed one society using whole of his land, but once same was shifted to AUDA authority in 2009 by order from Gujarat Govt. he splitted the whole area in to different society and issued once again in lieu of earlier one, 1) share certificate, allottment and possession letter of new society. Now when we insisted on getting land registered in our name, he faxed us MAP issued which showed land reduced by 30% as per MAP issued by architect.

My question is :-

1) Is the builder supposed to allot us whole 1000 sq yard or less as refered above?

2) Now he is insisting Development charges of Rupees Three lacs instead of Rs. 50000/- promised at the time of allotment. Is it legally correct.

3) Since his whole land is boundry walled way back in 2009, how come AUDA authority reduce the land.

4) It is developer who had delayed in registering the land, so why should investor like us suffer?

Please advise correct intepretation on above deal and what is recourse to get this resolved.
