Need legal opinion

We have seen an apartment which will be apt for us and within our budget. The owner is telling us he had misplaced the original sale deed. He has got a duplicate of the same from the court. Should that be a problem. Can we go ahead if Encumbrance is clear and the advocate em-panel lawyer of the bank oks it?

Check the mutation records with the local sub-registrar of assurances, it will record the name of the actual owner. Check the encumbrance register to see if any charges are pending. If these are clear and the property is recorded in his name then you can consider going ahead. Otherwise don’t touch the property with a barge pole.

p.s. What does he mean he got a copy from court? Why in the world did the court have a copy of his sale deed?
