i have a query.

my client has been in possession of a certain piece of land for the past 30 years. there was no landlord and hence there was no tenancy agreement also. he has the telephone and electricity connection in his name and his bank has also certified that he carries on his business from that area.

now, after 30 years, somebody has come forward and after going through the revenue records, he claims to have identified the owners of the land and purchased the land (which includes the land of my client).

after which, he has put a gate and refused entry to my client. My client now wants to claim that the sale of the land is null and void because he ahs been in occupation of the land for the past 30 years.

can the sale be decalred null and void on this issue?

secondly, can my client claim right to easement for hisportion of the land?
