Landlord increasing rent mid contract
I am staying in an apartment in Bangalore since I moved here more than 3 years ago. The original contract between the landlord and myself was for 11 months and has been mutually increased twice by every 11 month period since the expiry of the original contract. Although the contract allows for a 5% increment in rent every time on renewal the landlord has forced me to increase rent by 10-15%. I has last renewed contract with him 4 months ago but now he has come around asking me to either increase rent by 20% or vacate the house (obviously all verbal). He says that since there is a clear clause in the contract that he can give me one month notice to vacate (and also I could give one month notice to vacate) so either I sign the contract reading “we mutually agree to increase rent to…” or I should vacate. I am seeking advise on what are my options against this greedy and unethical behavior of the landlord.
