Need legal advice for purchase of a flar

Hello Sir,
I am planning to purchase a property , the issue or concern I am having is with the document.
flat was purchased from the builder and later on flat was sold to current owner, Current owner has misplaced the original sale deed between Bulder and first owner, however she is having the current sale deed.
First owner registered the deal in 2002 and was sold it to current owner in 2005.
what could be the issues if I purchase this property will I be in soup at later stage and what I can do to cober my bases.

Hi,
For once someone who looks before he leaps..ur an oddity here…:)..
any way banter apart the simplest and cost effective thing u need to do.
1. Got the sub-registrar’s office under whose area the flat comes under.
2. Apply for an encumbrance certificate ( EC). An EC will tell you what all documents have be registered pertaining to the property. you have to specify the time period though. Usually some lawyers are comfortable with 30 years…others not so. Just make sure that it cover the said periods of 2002 and 2007
3. Once you have the EC…check the documents given there…it should info such as date, document type, vendor, purchaser, etc…
4. you should have something known as “document No. given against each document.
5. Head back to the Sub-registrar’s office and apply for “certified Copies” of those documents.
6. Get the certified copies and check them to verify the owners claim.
Short- cut
Just engage an Advocate cause you may not be able to understand the legal language used in documents.
