Tenant not allowing to show flat to prospects during notice period

I am owner of an apartment in a society complex and have rented it out to a family. They have emailed me their intent of vacating on 12 Mar and has mentioned that they want to vacate apartment on 12 April. As per the rental contract, one month notice is required from either party so that is fine.
But now the tenant is not letting me show the flat to prospective tenants until they vacate. They are making excuses like not being in the city etc.
Do i have the right to reject the vacate notice until they are ready to let me enter the apartment? Ideally, i would like the notice to kick in as soon as i am allowed to enter my apartment. Please advise if i can withhold tenant’s deposit on this pretext.

I think that you have to wait till vacation, as it’s better to solve it mutually.
:( i agree with you. however it is a direct monetory loss for me as the apartment will stay unoccupied for a month if i look for tenant post vacating.
Please help on how to deal with this situation
