Please give legal advise for this case

Parties involved in this dispute :Tenant{have rental agreement of enjoying as long as he wishes provided they pay rent regularly}

Landlord:Vysya hostel Trust building..

Cause of concern: As the existing road of 60 fts is proposed to be made as that of 100ft,municipal authorities have given notice asking the set back by 18 fts..Length of which shop is 22ft..it has come to our notice that Vysya Hostel committee has secretly conveyed a board meeting and decided to give away complete 22fts ..they have not asked for tenants opinion.Now whats the legal help that tenant can get to save their livelihoods.Need legal advise on this points

1)If the owners have empty space behind shop within building premises and if he/they intends to construct a new building,can a tenant claim position as that of previous

2)After dismantling as per GHMC Rules there remains 4 ft..what is tenants authority on that piece of land?

3)Is there any obligation on part of landlord to inform tenants about proposed road widening and their plans of expansion…till now tenants have not been informed…whereas they have accepted notice from GHMC

4)If the trust siting poor condition of building proposes to dismantle entire building and construct a new complex then in that case can tenant claim space proportionately in the new building

5)Is it possible for any landlord to hand over more than what he is asked by government…in this case gov needs only 18ft but trust is giving entire 22fts.
