Hi,

I am intersted in buying a property. This is a property bought by the owner in 1975 and had not registered the property with the registrar. He claims to have lost the documents. The only proof available with me is :

1.The Society Maintenanace Bills which claim him to be the owner.

2. A Bank Letter stating that the Loan availed by the owner against the property has been closed.

Is there any way out to protect my interest from any future litigations if i buy this property?

Also , is it possible to register this property by the owner ( based on the documents available as the developer of the building cannot be traced )and then transfer the property in my name?
