Are there specific regulations for EWS block within a private gated community in TN?

Kindly clarify what are the regulations for a Luxury Gated Community comprising of 25% units for Economically Weaker Section(EWS); it’s a mix of 75% row-houses & 25% apartment units.

1. Are there any regulations / conditions on who can purchase those EWS units?
2. Will it be treated as affordable housing under private partnership? and sold in open / prime market?
3. Are there any regulations / clauses for the sale deed should include the specifications about EWS?
4. Can those units be rented out?
5. what are the regulations for resale of such units? who can buy those units on resale?
