Let's just do the honourable mentions:
- The KCO guy is not a partner or a lawyer.
- The 3x figure literally got pulled out of thin air. Luxury properties do not work like that. Kolkata, contrary to popular opinion, still has a crap ton of millionaires and billionaires. Many times luxury properties in all three cities: Delhi, Mumbai and Kolkata address the same pool of people, who own not one of these properties but multiple in these cities. Which is why your 3x figure was way off.
- Similarly, your property appreciation calculation is also quite wrong. 5.6 to 6 cr. is an inaccurate estimate, (a) because this is an unfinished property, and (b) because an appreciation of an average of 6% would put it at 7.5 cr.
- Then, who in the world thinks the Trump brand is prestigious? Even in the US no 'who's who' lives in any Trump property.
Why do clients meet you in your house? Doesnβt Khaitan Kolkata office have a conference room? Genuine question as I donβt know how small the office is.
"I will get all the white-glove services. I am a professional; people who come to meet me are from high-class society."
The article says he paid a mere $ 700,000 (5.6 cr approx) for his apartment in 2019. Letβs assume that to be 6 cr now. And since Mumbai and NCR are more expensive than Kolkata, letβs multiply by 3. So that means you could get a Trump Tower flat in NCR or Mumbai for 18 cr. In fact, I googled and saw that 99 acres and Magic Bricks have a much lower range: 10-20 cr for a pad in Trump Tower Mumbai. Just 10 cr for the cheapest one!!! π€©π€©π€©
These amounts are much less than the 100 cr one would pay for DLF Camellias or some of the luxury apartments in Mumbai. And they are easily affordable for T1 law firm partners, many of whom are already buying apartments for 15 cr which donβt have a prestigious brand name like Trump.
So could Trump Tower then be the right fit for law firm-ites? Frankly, itβs baffling why Trump is charging so less, because itβs a prestigious international brand unlike DLF.
